At this point I think I've offered on close to twenty properties at the price that I think they'll be profitable no matter what the asking price is. 

I personally know from my twenties (I’m 73 yo)that this is true in a California apartment.

Google it then go to the marketplace and you'll get twenty sources in about five minutes, SOME of which are better.I've been where you are and I can tell you that although I appreciated the experience, I could have learned it all here.

Twenty seven years as a business owner, builder/developer.  

I have been in and around this industry coming up on two full decades, twenty years this coming April.

I took over the seller's loan (Subject To) and I've done that for twenty five years.

I was in charge of my marketing, and they would help me with the process.Along with learning, I would get twenty percent of the deal, depending on our strategy. 

I started in my low  twenties and had no fear.  

On the 5th I file with the County for eviction which takes twenty some days.
