How long has the property been on the market?

Over the last couple of days there have been dozens, if not hundreds, of forum posts in my local area (New York Metro) that are from Closed Accounts and are labeled "Top Archive - Removed Discussions". 

Anyone I know who invested in Spain in the last ten years took a bath and I know a lot of people who did.

Even if rental history is less than stellar as long as strong comps exist I know what it is capable of.

The last inspection we performed revealed a broken window (tenant damage) and a very broken sewer pipe (not tenant damage).  

The last five years have really changed my mind as to who is a good dude and not.

And vet tenants as well as you can - aim for folks that will stay long term and take care of the home.

For one of the SFRs on the lot we painted the cabinets that have been there since the 80s, and on the other one we could not keep the cabinet, kitchen layout and all due to it being built so long ago and never really being fully updated..

Kennesaw city had an eye on us and made us pull permits for putting up dry wall in the basement.
