Scott Trench Best Way to Invest a Large Lump Sum of Money ($100-$300K)?
30 October 2017 | 106 replies
@Shawn Kalakota  not to disagree with you but no all of Aussie land has performed that way.. there is price correction going on in Western AU right now  Perth.. their economy tied to mineral extraction which is down.Eastern is about like you say.. although one being a US citizen would want to look at tax implications.. its not like US and don't think there is ability to 1031 if you make a big move up.although I like the paying rent every week like they do there and no check's every one has electronic banking so its not the weak renter we have in the US rental markets.

(look at how much crap I have had to write already about this WL IUL stuff) and I haven't even scratched the surface .lets take a IUL or WL 12k year premiumdepending on age sex health etc etc.the 12k is broken down into 2 major parts (BASE) premium and "excess" premiumtake 40 yr old male base may be $3000 of which the agent will get (70%-100% , mostly like 95%) as a 1st year and 1st year only commissionthe other $9000 of the 12k premium is excess and the agent will typically recv only 1%- 3 or maybe 4% tops (diff carriers pay diff comm.) so less say 3% thats what $270 bucks?!?

., mixed in with another class (maybe along with sex ed) would be beneficial to high school students in general, extensive mandatory instruction in personal finances would have too many very personal variables to be taught successfully in a class setting with tests and grades attached, and could actually prove harmful if certain philosophies are given more weight than others.
Nick Troutman What checklist should I have for Due diligence?

.- If houses really old you want to make sure that the Electrical Panel has been updated or you will have to in order to get traditional mortgage financing or sell. Also check on sex offenders and school ratings if the target market for the area is people that have kids (I check before I make an offer).
Karen Kingston Real Estate Agent Familiar with NACA Process

It outlawed: Refusal to sell or rent a dwelling to any person because of race, color, religion, sex, or national origin.Discrimination based on race, color, religion or national origin in the terms, conditions or privilege of the sale or rental of a dwelling.Advertising the sale or rental of a dwelling indicating preference of discrimination based on race, color, religion or national origin.Coercing, threatening, intimidating, or interfering with a person's enjoyment or exercise of housing rights based on discriminatory reasons or retaliating against a person or organization that aids or encourages the exercise or enjoyment of fair housing rights.I'm wondering if NACA borrowers are protected because the discrimination by realtors/sellers is towards NACA not the actual borrower.
