You can provide them with a reason for not qualifying, but always ensure compliance with the Fair Housing Act, which prohibits discrimination in housing based on race, color, religion, sex, national origin, disability, and familial status.

The credit report is only a "piece" of the full background I use so them pulling it and providing it to me is not acceptable because I also want to know their criminal background, address history, eviction history, sex offender status, what judgements they have outstanding and so forth.

Well, just about 20 seconds of searching the web and found this regarding how birddogging is clearly illegal in the state of Washington as they consider a birddogger to be a broker and must be licensed.RCW 18.85.010:(1) "Real estate broker," or "broker," means a person, while acting for another for commissions or other compensation or the promise thereof, or a licensee under this chapter while acting in his or her own behalf, who:(e) Engages, directs, or assists in procuring prospects or in negotiating or closing any transaction which results or is calculated to result in any of these acts;then there are exceptions to this rule (although none apply to birddoggers):RCW 18.85.110So, according to the state of Washington, accepting ANY (commission or flat fee or chickens or cattle or sex, whatever) fee makes you a broker.......as I stated before, one should check the laws regarding it in their state first.

If you do not take convicts, then this is a simple answer...NO.Once you start looking at the crime, and making judgments, you leave yourself open to that one person you say "no" to that turns around and sues you for discrimination because they happen to be a protected class, and you have a history of selective enforcement that they will argue was pointed at them because of their protected class.Next you'll have a sex offender who claims he was just peeing in public near a school....and the list goes on.

@Chris Clothier @Aaron Mazzrillo I know this Is a year old post but it only took a year of selling this junk for this to start to implode....as you know Morris was touting himself as a turnkey when in fact he was subbing everything out and is simply a marketer like a Maverick or other west coast marketer making a fee for bringing clients to the rehab contractor who was acquiring and in charge of rehab and happen to own the management as well.WEll that company Oceanpointe got shut down by the Indiana AG and as we all know to have the AG shut down a business means there is not only SMOKE but FIRE.... in the meantime there have been post after post of clients that bought these t**ds and one even posted a u tube of a house he paid to rehab that any of in the business could tell in 10 seconds it was never rehab to any real standard we would adhere to and most likely virtually nothing was done to it.. the owner popped in and wanted to inspect gave notice the PM was late saying his car broke down and then conveniently forgot the keys to the place..

I do believe it will be a short lived recession and once the country opens back up, we will experience a U shaped recovery.
