Good areas for familles with good schools and not tourism areas.As a foreigner investor in US we can not take a mortgage easely so we pay cash.

I live in Yuma, AZ, and there's a tiny town across the border (Algodones, in Baja California, MX) that caters to the elderly with medical tourism.

Tons of tourism stuff to do on the lake. .The reason I mention this is because there is a ton of work for tenants and housing is very inexpensive. even in the burbs with A and B class, you can buy far below market value and start out with a ton of equity and cash flow is still there. 

Tourism has been decimated.

It is sad that 36 people in the US have died from Covid-19.However, "About 2.9 million Chinese visitors entered the United States in 2018, according to the National Trade and Tourism Office"That means about 241,700 Chinese visitors a month.

.-  In addition, the travel and tourism industry in the US accounts for about $1.5T in GDP and nearly 8M jobs. 

It is sad to see such a booming hospitality & tourism town turn into a ghost town. 

Any place where tourism is the mass industry will have a tough year.

I understand that STVR licenses are being issued only within the tourism zoned areas. 

Regardless, make sure your city and neighborhood that you are investing in have different types of STR travel demographics.For example, here in Tampa not only do we have theme park and beach tourism (#5 ranked beaches by TripAdvisor in the world in 2021), we have educational tourism (one of the largest universities - USF and then UT), and also medical tourism (we have some of the best hospitals in the country especially for outpatient services).
