If I was 21 years old and I wasn't sure what I wanted to do with the rest of life but I had 100k to invest, I would start buying multifamily properties, rinse and repeat the process as many as times I could [If I did that 10 years ago, I'm certain that I would be better positioned, financially, as a real estate entrepreneur today] 😎To conclude, there is no rush to deploy that capital, Jay, as you want to take your time to vet partners and possibly learn a little more yourself.

Write a strong-worded letter to the new tenant and tell he/she that the proximity of the units is preventing the next tenant from enjoying their home and that if they want to smoke it HAS to be outdoor away from the house as they have signed the lease which clearly states it is a NON SMOKING unit.To conclude, use the word eviction in the letter to show your seriousness.

I have had many experiences with rent-to-own deals as owners transition them over to us for management and have yet to find one which was remotely fair to the tenant/buyer or which concluded with the tenant/buyer becoming a home owner.These are typically arrangements where guru's at REIA meetings wink and nod and say how great these deals are for investors because "THE LANDLORD DOESN'T HAVE TO PAY TO MAINTAIN THE HOUSE AND THE TENANT ULTIMATELY NEVER BUYS THE PLACE SO YOU GET TO DO IT AGAIN AND AGAIN"Usually the deal is structured something like: Option to buy the house for the next 5 years for $95k (market value is $60k), pay $4000 cash to secure option, and pay all utilities and perform all repairs under $500, $100 from each rent payment goes to closing costs should house ever close.

In addition to current racism in housing, there are also clearly evidenced inequalities in employment opportunities and access to education, both of which might contribute to improving pervasive inequality.I'll conclude by saying I thoroughly appreciate your contributions and knowledge on the site, but wanted to add my thoughts.Systemic Inequality: Displacement, Exclusion, and SegregationThe Racism Right Before Our Eyesit was NOT banks offering sub prime loans its was MORTGAGE BROKERS and what I personally saw was the BLACK mortgage Broker selling the same product to the BLACK borrower or the Hispanic MORTGAGE brokers selling that product to their non English speaking Hispanic clients. the Asians not sure about those folks they seem to do in general very well for themselves.. different culture relative to family and focus on education..
