Based on the home inspection it appears there was a plumbing leak that lead to moisture under the home but the issue has since been repaired.

not sure if i mentioned this one... a few months ago the tenant called and said there is some moisture/water dripping from the kitchen cabinet under the sink.i went there and saw the entire inside of the cabinet is wet. it's been dripping for some time. i asked her why she did not call me earlier and she said, "I never use this cabinet". when i looked around, half of the kitchen cabinets were empty.

These leak more often than not and moisture invasion can be a real b****.Even with some decking you'll need to punch some holes in the roof and walking a roof flexes it and makes small holes bigger.

@Nicole W.If you use laminate with a high density core and a wear rating of AC4/AC5 - essentially commercial grade - you should not have wear issues or problems with occasional moisture.
