If they happen to take it (again, rare), you have close to guaranteed income for at least two years and no additional make ready costs, but if they don't (can't stress this enough, they won't), at the renewal date you don't have to feel bad because it's essentially an "I told you so" moment.I hope this helps, and from one empathetic landlord to another, I hope you don't become too jaded in this business.
