What do you gain by doing it yourself - personal satisfaction, immediate monetary savings, ability to get it done now?

I've had no trouble digging up the local landlord tenant laws as they pertain to monetary issues--how much of a deposit can you charge, how much of a late fee, etc.But what I'm trying to find out is what rules I can p...

At least for me, I'm motivated to eat what I buy from a monetary standpoint.

I really don't want to sound negative, I really support you living your dream and doing what makes you happy but if you are looking at it from a purely monetary perspective (you are on a RE investment forum after all) this is a hands down no brainer.

There is the monetary costs but there is also the time costs. 

There is only one way to measure monetary wealth and that is net worth.

There really wasn't much monetary fluidity BUT there were farms.

I would prefer to take other, far saner monetary risks in my life.

It also re-balances part of the monetary burden onto already an already more impoverished area (factoring higher costs into rent for vacancy/legal).A shorter legal timeline and privatization of the sheriff's services to take possession of the property within is a win/win.

The monetary cost of doing so isn't actually that much, but it is taking many hours to get my license, and develop and learn from a mentor.I'm in central Indiana and found a good brokerage who can get me working with education and resources within a month after getting my license.After this since I will be in college for business (which I wish I didn't have to, but I have a full-ride I don't want to pass up on), so since I will be pretty busy I'll be looking to list houses more since technology let's me do much of that process easier than driving people to houses etc.
