I worked in that environment as a broker investor etc. what it did was force us into creative financing.. we debuted our Zero % financing model that model we killed it with.We created a company that did nothing but sub too wraps and those we killed it with it was many years before we dealt with banks again.all owner finance creative finance ..

I treat my tenants with great respect and I give them stellar service because this is a service business and my tenants have good relationships with me, even those who are behind on rent in these extraordinary and hopefully temporary circumstances.

If one of their providers begins to consistently produce less than stellar results or the complaints start to roll in, they can quickly cut them off and stop recommending them.

If you're investing from out of the area, you need to make sure you have a stellar Core 4 on board from Day 1 or it could turn into a disaster.

I don't think this is going to be a stellar year for acquisitions. 

I personally invest in Central Ohio, but there are other markets that can produce stellar returns.
