Understanding the 50% rule will create an understanding of maintenance/cap ex.In the last 2 weeks: I have replaced 3 hot water heaters (one under warranty that was only 2.5 years old), one of the water heater failures took out the kitchen (insured), got one RE sewer jetted, rebuilt 2 fences, made a new screen for a window, replaced one side of the frame of a garage door opening, removed 2 giant trees, added 3 sister beams to a garage roof.

For me it is an experience.It's just like some people eat stuff that tastes like cardboard for food just to keep themselves going and others really can tell when they are eating something amazing with all the colors, textures, layers of flavors with the food.

:) its the UBER app for private jets... one time 15k fee .. then you get on the app and you get to fly on their transcon G 4 flights from LA SF LV to JFK Miami Chicago.. plus all sorts of pop up flights . if you want to bring your spouse or significant other its only 3,500 to 5k one way.. so for 10k the two of you can fly in a G 4 round trip coast to coast.. that is a smoking deal.

@Paul Winka i do believe there is always places to find value adds.some of this depends on the price point you're trying to match, the area, and how you accentuate and market it. you would do something different in a million dollar house -vs- a 40k house.typically flippers asking the questions fall closer to the lower range, therefore my answer would relate to those. your target demographic is probably a new home owner, and with that, you want to show them a few 'sparkly' things. don't go crazy, but a little pizzazz will make your property stand out. and you want that in the kitchens and bathrooms. add and extra $500 here and if done correctly, get a 'potential' $5000 in the back end.you may be able to add a deeper tub, or get one with jets. matching nickel plated fixtures. if you don't have room for a separate shower, then add something as simple as a curved shower rod.
