For one of my current roles I needed an endorsement from a certain organization I had been courting online for about 6 months.

RegardIess, I strongly endorse his service of analyzing properties before you buy them even if you use a separate realtor.   

This is very common among coaches/mentors who need third party endorsements without appearing to be giving endorsements.

What I am saying is people need to do their own due diligence and don't consider the fact that someone was on any podcast as an endorsement to do business with them.

I don't think an emergency has to be endorsed by any tenant. 

Gingrich endorsed it, DeMint endorsed it in 2007.

The Special and Broad cover more types of losses and are typically a replacement cost basis rather than a depreciated settlement but make sure of that as that part can be endorsed on or off.With all of that being said markets are different and appetites from carriers are different around the country.

Having said that, I am a very aggressive taxpayer but I stay with in the "letter of the law" and I have seen many  conservative CPAs endorse this method without issue.
