The nice thing about buying a house you live in, is you can generally change/sell houses every two years and not have to recognize the gains for tax purposes and you can roll it into the next one.

I think the 1% cap in IN is on owner occupied properties only.

I think at the end of the day what most CF investors are doing is putting their faith in is that the crowdfunding platform is doing their DD to make sure these are safe deals.

However, if you have steady income from other sources, the home cash flows, and is in an area you know and believe in...I believe the best way to learn is to just do it anyway .
