Thoughts with you.The only thing I don't see in a lot of these stories are alternative/2nd/3rd opinions.Don't get me wrong, when some say it's it, it might be it, and there isn't much at that time that can be done, but I would think it's wise even against "time" to seek out other thoughts /opinions...I've seen some miraculous stories where so-and-so says you have x time to live, and then someone else says it's hogwash and turns out to be right.Other then that, it's also get YOURself checked out regularly, don't ignore anything, and if it means going elsewhere, seeking other opinions because you don't believe the answer...do it.

Oh no that one is sold .. you as buyer now get all amped up and next one they present you grab it lest it also gets miraculously sold in the 2 hours your thinking it over.. its all just used car sales techniques.. and these boys and girls are just very good at what they do.

@Edmund Ricker @Dion DePaoli is really the note expert on the BP site. however since your new and asking questions.Notes are sold to the market place based on risk... and NPN ( especially seconds) are the most risky first next risky... you need to buy those notes with a lot of yeild on them to mitigate the down side.Its not like your going to buy a NPN and write a letter and all of a sudden a home owner miraculously becomes a A plus borrower.. can it happen yes. .but its not 100% by any means.. so the market is telling you what the risk is based on history.. and then it gets down to the market were the notes are etc etc..

it depends.. when your buying OREO and where its permissible and your in a multi offer situation and the numbers work.. letting the listing agent double end will in most instance miraculously get your deal done LOL....

So, for the fifth time, show the math that roughly matches with the calculators and shows how prepaid principal savings are achieved OR if you can't come up with something better that my calculations (that worked out and matched), you can own up to the fact that the "miraculous" savings of this "magical" HELOC approach have nothing to do with math, but simply the differences in HOW you pay off the debt.

They don't guarantee that the high-risk tenant will become miraculously trouble-free, because they agree that you can sue them, too, after you kick the tenant out.In my experience, learning things the hard way, co-signers are worthless.
