I've seen birch - (high grade finished) plywood laid diagonally in a contemporary high end home and it looked absolutely luxurious.

Thinking for the future I could list a property at a higher rent rate than I believe to be at parity with the market and see if there is interest at that price as I'm not missing out on revenue from a property sitting vacant.
