Shortest I hear of is 3 yrs, 3pts first yr, 2pts 2nd, down to 1 pt 3 yr then if you sell or restructure (sell one out of the bundle) no pre pay but costs to restructure the loan or be forced to put a new loan with a new closing on the remaining houses.I've heard of DSCR loan terms down to 6% a pt to close 30 yr fixed.
