Painting all contractors ( or even most of them) with a broad brush of con men is like saying all RE Investors are just out to be slum lords and only care about the money and Flippers are selling you junk houses with paint jobs.  

Do Hard Money brushed me off because I questioned their $2500 up front fee.

I am setting aside reserves so that when it happens, I am not in a pinch.Even though most landlords use cash accounting vs accrual, it would be a good exercise for every one to brush up on their accounting.  

No place really to set down a hair brush or toothbrush. 

If you do it, you might have $150 in materials, all in, and that includes some reusables (i.e. good quality brushes).

I know so little about them, and will brush up on it.
