Over the last couple of days there have been dozens, if not hundreds, of forum posts in my local area (New York Metro) that are from Closed Accounts and are labeled "Top Archive - Removed Discussions". 

I made my millions a long time ago and I want to give back to the community, but I only wanna work with those that are serious.  

I had my first investment SFH reappraised last week in a B-class area of KY.

I have some savings, a strong credit score, and a genuine motivation to improve my long-term financial stability.My initial thought is to start small and house hack a duplex.

We have purchased about 10 loans in the last 7 years covering g the other 10% of notes in our portfolio. 

As with any market, there are areas that are not poised for long term appreciation - Sunnyside, South Park, Acres Homes, etc. 

So, if you fail to apply the correct assumptions to a property, your expectations won’t be met and it may even be a financial disaster.We use the following to rank Property Classes, in order of importance:Property Tenant Pool: closely linked to location, but not always.Property Location: closely linked to tenant pool, but not always.Property Condition & Amenities: it’s important to, “Maintain to the Neighborhood.”Key metrics for each Property Class:Class A Properties:Tenant Pool: Majority of FICO scores 680+, no convictions/evictions in last 7 years.

I’ve seen people pay eye-watering amounts just to get access to fairly basic data.I’ve been in CRE research for 30 years, and part of what I do is help investors access the full platform in a way that doesn’t require the same massive overhead.
