I believe the County has considered the garage as Living Area but the appraiser put it under Non-living Area rightfully. The property is built in 1995 and since then is marketed for sale and rent as a 1380 sqft unit based on County records. In this stage, I have done all the cost, income, cash flow, ROI, ... calculations and everything matches my criteria.Should I be worried about this discrepancy between County records and actual measurements in the long term?
