Shortest I hear of is 3 yrs, 3pts first yr, 2pts 2nd, down to 1 pt 3 yr then if you sell or restructure (sell one out of the bundle) no pre pay but costs to restructure the loan or be forced to put a new loan with a new closing on the remaining houses.I've heard of DSCR loan terms down to 6% a pt to close 30 yr fixed.

Since there was some floor plan re-structuring since we added a bedroom on each floor, and removed a wall to open up kitchen/living room area, it would have be better to demo all plaster and start fresh.

Barrack's expertise, what I found missing was a mechanism that would cause the banks to make a choice that was against their long term best interest, that is not to restructure what other wise are quality loan(s).
