Which areas are the best neighborhoods for rental property.I have a rental in PG so thinking this area... prefer passive income since I work fulltime but do not mind rehab at onset then rent and hold.Besides numbers what are the best factors to consider like schools,crime, public transportation?

I don't know where else in the country you get such asset disparity with a high cash flow city like Baltimore close to a high appreciation city like DC which influences the bordering Maryland suburbs which are Montgomery County and PG county.
