Which areas are the best neighborhoods for rental property.I have a rental in PG so thinking this area... prefer passive income since I work fulltime but do not mind rehab at onset then rent and hold.Besides numbers what are the best factors to consider like schools,crime, public transportation?

For BRRRRs, you probably want to look at DC and PG county, and the same goes for flips. 

I don't know where else in the country you get such asset disparity with a high cash flow city like Baltimore close to a high appreciation city like DC which influences the bordering Maryland suburbs which are Montgomery County and PG county.  

It looks like PG county would be it if I wanted to stay near the DC metro area.

Go out to Virginia and PG. 

So here comes the out of state trying to hire a contractor.. how do they do it how do they compete whoever has time slots right now in the trades and is not busy in todays market..???? 

I am a fix & flipper in Moco and PG counties but MoCo deals are few and far between. 

If you google your name you come up as a 4th grade teacher in PG county.
