Don't look for quick resolutions there.

Most operating agreement have a clause addressing dispute resolution; you should review all your written agreements.

I'd love to hear what your conflict resolution system is between house members (what tool do they have to solve their own conflicts?).  

And take good, high resolution photos in the day time with all windows open and lights on.

I am working through their resolution center, but I am concerned they are not going to pay when they see the whole bill. 

Anyway, I’ll post again when we have a resolution one way or another, which we will know in about 10 days.

He has promised countless times over several months (5 months to be exact) to come back to us with "a proposal by the end of this week" via email on 11/28/23 and "we will get this wrapped up this week" via email on 12/11/23 - and we are already in the first week of February 2024 without a proposal and without any progress in coming to a resolution.

On a refi, you can take a property from an LLC (via comapny resolution, deed it to a member and declare a distribution), the member gets a loan (signs the loan and D-T), then the member puts the property back into the LLC (via encumbered property contribution).

I will provide an update when I hear back or have substantial resolution to my issues.

IN ADDITION to having you as a member of the LLC, create a LLC Resolution that states who is doing what on this deal and who is benefiting how on the deal.
