You’ll want to look into each of these things further of course, have a roofer give an honest assessment of how urgent it is to replace the roof, same for the boiler, inspect the foundation to see if the negative grading is a real issue and try to use these things to negotiate if you can then decide if you still want to move forward if you can’t get the seller to come to the table.
