I"m down in the thick of things everyday, living in a neighborhood most people are "too good" for , but personally believe has a bright future ahead of it.

Finding one that has built in padding and a thick wear layer (10 or 12 mm) makes for easier install, it holds up forever, and is just all around better. 

I DON'T recommend the drop and lock system as a rule because you can't repair them as easily as the 2G or 4G locking systems.NEVER  buy a floating floor less than 4mm thick(not including the attached cushion).

It sounds like you are right in the thick of it and making it happen - that's exactly what we should all be aiming to do!  

I believe investing in real estate as unlimited potential if stuck with, and I plan on sticking with it through thick and thin!

You do know there's great variation of quality and thickness in these products?

For stairs, use lament wood (12mm) thick.
