Replace the wax ring with an extra thick ring and you should be fine.

I am in the thick of it here and have 2 inherited, rent controlled tenants. 1 wrote me a nice note detailing her lay-offs and rent being a priority, enclosed with the check.

Also I see new money being invested as investors are buying wear houses and converting Into residential, I am looking to add to my portfolio bigger properties  but I don't see many 5+ units in inventory, but over all I think if you got thick skin it's a great place to create a passive income portfolio 

I am a litigator and investor with very thick skin.

I'm just glad that I'm not the only one who found the RDPD book lacking; as opposed to me just being too thick to understand the message. 

You got to have a thick skin as people here won't agree with everything you say.

It's enticing to buy the cheapest vinyl flooring possible (I found it as low as $.79/sqft for 2mm thick), but that stuff will wear down and you're looking at a hefty replacement expense when it inevitably needs replaced.

I gained thick skin with ill people and feel it will work well in my new part time investing strategy.

Concrete is the easy part.  2 x 2 spacing with 1/2 inch rod; 6 inches thick walls/sides; vapor barrier as needed.   

Say the interior walls are about 6" thick.
