You might just need to find the right mix of maintenance people:  handyperson, electrician, plumber and roofer. 

@Cleotha Euwins Depending on many circumstances, the seller can be hospitable to negotiating (I am in closing on a SF property in Ohio) .. terms were established, we negotiated back a couple of times before getting under contract, extended closing after inspection turned up some questions for me about the condition of the roof (good overall, some cupping in spots - so sending a roofer out in a couple of days)

Contractors/roofers/plumber etc...

My roofer friend finds his contractors through Facebook marketplace too, but he is dealing directly with laborers full time, and that can impose its own risks, versus through a more reputable company that deals with laborers and takes on that risk.  

Taxes are stupid low lots of wholesalers hawking their properties and the infrastructure for investors (rehabbers, roofers, property managers, etc.) is plentiful.

You'll need to hire subs (plumbers, electricians, painters, roofers, flooring guys) directly and manage them. 

I also cleaned and repaired carpets before that and have worked as a roofer and an electricians apprentice over the years.

I had a roofer, painter, general handyman and house cleaner on speed dial if I needed one. 

I have relationships with inspectors, handymen, plumbers, electricians, roofers, etc.
