@Cleotha Euwins Depending on many circumstances, the seller can be hospitable to negotiating (I am in closing on a SF property in Ohio) .. terms were established, we negotiated back a couple of times before getting under contract, extended closing after inspection turned up some questions for me about the condition of the roof (good overall, some cupping in spots - so sending a roofer out in a couple of days)

My roofer friend finds his contractors through Facebook marketplace too, but he is dealing directly with laborers full time, and that can impose its own risks, versus through a more reputable company that deals with laborers and takes on that risk.
