[Btw, Phillip, again, I highly respect your opinion...hope you don't take my arguments as an attack or anything of the sort.]Having sold nearly 100 houses in my market (and that price range), it's probably safe to say that no -- even if I had waited for 50 other offers -- none of them would have been cash and very few would have been in a position to contribute additional cash to bridge the gap between contract price and appraisal.If your argument is that because the buyers couldn't obtain financing or come up with cash to close at the contract price, then that's a circular argument -- you're basically saying, "Market value is what buyers can get financing for, but banks will only finance at the market value."
