The reality in house flipping is pretty dull, it's mostly just work. 

Also, have a competent LO that has a NMLS number (which means they can do dull doc AND DSCR, no NMLA means they can ONLY do DSCR loans) review your file to make sure you cannot go full doc.

Suffice it to say, I think that we are about to experience a transition that frees up a ton of human physical and mental energy to do tasks that are less repetitive, dull, and dangerous to do things that require more creativity and thinking. 

Really, the audiobook is so dull that I was falling asleep in traffic when I listened.
