Such additional duties may include, but shall not be limited to, the following;Returning trash receptacles to their proper place  after 12 hours of collection.Responding to police calls due to tenant activities.Responding to excessive complaints by neighbors or public officials.Responding to excessive communications without good cause, emergency situations excluded.Removal of inoperable machinery, vehicles, trash or personal property outside living quarters. 

If the Tenant uses any of the Landlord tools or machinery to maintain the lawn or property, the Tenant uses the equipment at their own risk.

Everything else is just a machinery failure.

They look at the mechanical systems, electrical panels, age of certain machinery, they often check for mold and mildew, whether there are GFIs where required for safety... a contractor will just tell you how much it will cost to do the mostly cosmetic work, like nee cabinets and counters, etc, but they don't look for the same things... drafty doors, unsafe windows, smoke detectors, those things.

Do regrading projects sometimes get complicated and necessitate extra maneuvers or special considerations/machinery that brings up the cost?

They make the machinery work.
