Duplex Owners, how do you describe lawn care/snow removal for half duplex in lease?
How do you describe where the tenant is responsible for, basically the half they live in on their side of the "50 yard line" of the duplex? What is your wording in your lease?

In my properties, the tenants are responsible for maintaining the lawn and shoveling the snow. At move in they receive snow shovels and access to a lawn mower (cheap lawn mower from Craigslist). Tenants will not maintain the property if you don't give them the tools to do so.
Below is my lease provision (Warning - Not legal advice):
LAWN CARE & SNOW/ ICE REMOVAL:
It is the Tenant’s responsibility to take care of all snow/ice removal and lawn care of the premises, the following are the terms of such responsibility: ALL sidewalks, porches, and normal traffic areas on premises must be kept clear of snow and ice by shoveling and salting (snow salt is to provided by Tenant). All snow must be removed within eight hours of the end of a snowfall. All lawns must be kept within in four inches of the ground, trimmed, and free from trash and debris. Landlord, will not warn you if you are not in compliance, but will take care of said compliance and charge a minimum $80.00 fee. Landlord shall not be liable for any injuries or damages to anyone while the Tenant or their agents are performing lawn care or snow/ice removal. If at any time the Landlord is fined by the City due to non-compliance, all fines will be passed on to the Tenants equally (no exceptions). If the Tenant uses any of the Landlord tools or machinery to maintain the lawn or property, the Tenant uses the equipment at their own risk. The Landlord shall not be held liable for any and all injuries or damages caused by the use or storage of the equipment by the Tenant, their guests, invitees, or agents.
