I think you did not build enough trust.. perception and getting the other party to like, trust and respect you is more than anything.

Did you ask what non Section 8 rent would be.. most of the time in those markets I find folks go for section 8 because not only the perception of guaranteed rents  the HUD rents are also higher than the market rents.. other wise why use the system everything being equal..  

As someone else mentioned, it's a larger issue than real estate investing - it's a societal issue and an issue of the nature of capitalism.

I think the overall point is that there will be varying perceptions of any single event, whether positive or negative, by all involved and it is the generalization of those perceptions that often results in misaligned expectations.
