Younger investors might benefit from the general knowledge but usually there is no real meat for experienced investors (details)Even with networking - I have found members getting booted out of the group because they were holding there own satellite meetings with some of the members.

At the end of the day though, the $2 glass baking dish at IKEA holds up just as well as the $30 glass baking dish at bed bath and beyond. 

Perhaps aim for the satellites, or medium sized cities.

I like the stability of non-student rentals, plus students are often living on their own for the first time and that can create more problems (eg dish soap in dishwasher).Take your time to look at places. 

If you're doing single family buy and holds, have you looked at satellites like Beaumont, Leduc and Fort Saskatchewan?

My advice is who you will be renting too. college kids big money from parents. your average Mr and Ms Joe who have a professional job with no kids etc. what amenities will you be putting in washer dryer dish washer etc.

But after a few years, I got really sick of being kept up late, dirty dishes always in the sink, having random girlfriends or other people come through the house, A/C running colder than I'd like, etc.In hindsight I wish I was more organized like you were.

It's like doing the dishes...when there are no dishes in the sink and you put one in there you will clean it. 

The millenials could turn to sfhs as the next big step of removing themselves from the potential petrie dishes of the next potential outbreaks.Lastly, people have been moving closer to cities for a while.
