Lowes rewards actually gives us more than a $50 tool rental credit and a flood of emails trying to hype their programs.

No question a lot of investors are sniffing around the Third Ward and with it's proximity to downtown, EADO, the Medical Center and the universities, it's poised to turn around.What I don't like about the Third Ward is that the sellers have bought into the hype.

But I think a lot of people over hype the monthly cash flow, and drastically under represent the long term effects of appreciation and debt paydown when thinking about long term gains.At least in texas the rental game is more about long term gains, not short term cash flow.

Scott, I feel like we have to distinguish between the new person who honestly doesn’t know and may be being misled by the guru hype, and the hostile newbie who post after having already paid for a mentorship and either psychologically can’t “handle the truth” or is trying to recover his money already spent on the program by receiving compensation for “recruiting” other “innocents”.
