Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

basic front yard maintenance  parking issues  working on cars issues  Parking on the lawn instead of the driveway.. you see that a lot in certain areas were folks for whatever reason pull their car right up to the front door and ruin the lawn. so basically to self police and then give the other owners an ability to fine those violating the HOA rules.
