Plus flood of CA folks moving full time .. so nice appreciation over the years and much more fun to go to than most mid western cities.

(and it has our living trust as a member)I registered the Ohio LLC in California as foreign entity because, evidently, I'm doing business in CA.

Do you understand some residences must get insurance from CA fair plan that is not fair for anyone?  

It's a decent city with its share of problems but many things are very positive.

That is personally what I am doing right now for all STRs in CA.

Typically city/counties have a point of contact that deals with a real estate agent for real estate services to sell a property.

But in California, especially San Diego, the biggest risk on this deal isn’t the ARV or the rehab.

I’m looking to acquire a vacation short-term rental in Joshua Tree, CA and have been digging into the market lately.From what I’m seeing, the overall market has cooled a bit, but there’s still solid opportunity for properties that offer a great guest experience and design appeal.

Meaning: I waited for the city to tell me what I missed.
