It might seem like a lot of work but just this year I've lost over $8000 and got left with a half finished bathroom that needed to be rebuilt from scratch again, while my contractor decided to take a month vacation in the Dominican Republic.

@Curtis ChenI live in Montreal and, even though valuations here are no where near as in CA, I realized a long time ago that investing overseas in places like Mexico, the Dominican Republic, Costa Rica, Panama, Colombia, Brazil, Spain or Portugal and that's what I'm doing.

Allapattah is much poorer and Dominican but it is in the early stages of being gentrified.

My husband and I recently bought a property in the Dominican Republic with the sole purpose of turning it into a rental investment.

i just received this "potential lead" minutes ago  ( Providence, Rhode Island), its a 2 building property, one unit is a 3 family and the other one, one family, he tells me that in the 1 family we cannot go in an see because he has a tenant under section 8 and is going thru the eviction with the court. the other 3 unit house is vacant due to renovation he was working on it and seems to stop. told me hes not desperate to sell bu, but i know my fellow Dominicans lol, hes a avoiding a low blow from me on the price.im looking to see if i should wholesale this to a landlord, seller finance (he owns free and clear) or hard money lending so i can fix and hold. wow!

@David DiCairano look into short term rentals in Puerto Rico or Dominican Republic .
