You will likely need your own system to capture the rental information along with costs that you pay for separately(Utilities, bank fees, interest, taxes, insurance, etc)If you have one property, I would prolly just use excel, especially if you have a PM company managing the property.

The investor buyer is purchasing the property from the Detroit Land Bank Authority (DLBA).As part of the closing, DLBA is requiring that the lender execute the attached Subordination Agreement.I don't love everything I'm reading, but I'm curious to see if others have gone through this.How did you assess the risk to the lender in this situation?

I do typically recommend individual bank accounts for each cell but I see some variance on this and you can sometimes forego individual bank accounts in favor of just a single bank account in the series LLC as long as you have strong bookkeeping that meticulously separates income, expenses, etc. of each cell (e.g. by using a classing or similar bookkeeping system).It is important to note, however, that TN has a franchise tax that requires careful structuring to avoid by ensuring that the entity structure qualifies for the FONCE (Family-Owned Non-Corporate Entities) exemption.
