Down Neck(Ironbound), North Newark (300-900 blocks), down town (very few blocks) and upper Vailsburg are Good areas.

Detroit has been improving a lot but it’s more of a block-by-block market, so you’ll want to know the areas well or work with someone local.

Sometimes it's just a matter of cracks in old poured concrete or cinder blocks that just need an epoxy injection that might cost the day or so of labor plus material... maybe a few thousand max.

Tell your contractors to flush their turds down anyway (or just route the sewer to the new french drain lol)

Lose it all:  fire blocks, gravel, and posts. 

You’ll want to confirm it wasn’t undercut or weakened.Moisture and drainage – Make sure there’s proper drain tile, sump, and grading.

You can’t assume the new build down the block is your comp if it’s a different style or sits in a more uniform pocket.
