I purchased a new furnace and Air conditioner for my only rental property in July 2018 at a cost of 6875. 

I also provide small shampoo's and conditioners that I get in bulk from Amazon.It is hard to beat either for these kinds of supplies, even if you get a wholesaler to sell to you.

Well..........To be fair, window are conditioner units are actually fairly common in C-class duplexes and such.

I see window air conditioners.

Last time I visited San Clemente, my uber driver told me that he has not had a heater or an air conditioner functioning in his home for the last 16 years, and doesn't miss it, with very rare summer exceptions.If you have the money, I imagine it's a pretty good place to be.

I've also had guests buy their own TP and trash bags and leave the extra.As for toiletries, I leave the traditional "Starter Set" of shampoo, a little bar soap, conditioner, and lotion  (the tiny hotel bottles). 

No window air conditioners or freezers are ever included in the lease. 

Ended up with negative cash flow due to replacing an air conditioner.
