I think as a buy and hold investor.

I'm finishing up an MBA in Data Analytics at Clemson and hold a bachelor’s degree in Industrial Engineering.I'm preparing to co-found an LLC with a fellow Army Captain as a 50/50 partnership focused on long-term rentals and BRRRR projects, or potential flips depending on cash flow.

Is it more for buy-hold and wait for appreciation and should we expect significant cash-flow from day 0? 

I am also trying to get my hands on my first property and in search of partners.

I’ve personally seen a multi-family commercial flip through my co-investing club, and it highlighted how larger commercial deals can be structured collaboratively while mitigating some of the hands-on management that comes with residential rehabs.

The hold up was conveyancing.

I was speaking at a RIA event in LA one time and I asked the audiance about 100 folks who did private lending over half the room raised their hands.. just have to go to these events and keep networking easy to find someone.

Dividend stocks sound like a smart balance for true hands-off income.I’d love to hear how you might be able to help or what mix you’ve found works best between rentals and dividend investing.
