Hello Everyone,  I was managing my 30 unit for several years and had it running pretty smoothly but got tire of the after hours calls and all of the drama so I decided to get back to focusing on brokering and finding deals. 

Credit is a huge deal if they aren't paying their bills they won't pay your mortgage and generally speaking if you invest in Class A & B neighborhoods you will have a high number of prospective tenants and there will be less drama on all accounts. 

I'm sorry to be harsh, Colin, but for the risk you are taking, your objective should be to earn an above-average return with a substantial payback.

Plus it’s a real pain to manage individual people who don’t know each other and deal with the drama that can come with it. - we also manage 5 padsplits for owners.
