Alex Murkes MA: nonresident with one MA K-1: form 8582 - bug in TurboTax Premier?
3 September 2025 | 7 replies
In your fact pattern ($300 Box 1 income, -$2,000 rental loss), the proper MA treatment would normally be:- Net zero current year taxable income in MA- ~$1,700 suspended passive loss carryforward to MASo if TurboTax is limiting your MA allowable loss to $15 because it’s blending in other states’ K-1s, that’s not consistent with how MA expects the form to be prepared.
Tiffany Perry Tenant pays rent late

One thing I’d add is that if the late payment isn’t putting you in a financial bind, it might be worth viewing the late fee as a kind of “bonus rent” as long as the tenant stays consistent and doesn’t start slipping further. If the pattern is bothering you enough to consider changes, a structured late fee (like a flat fee plus daily charges) or even a rent increase with clear communication might help prompt a change.

Christian Bensch TOP 3 complaints or worries you see repeatedly with property management?
2 September 2025 | 12 replies
(I’m looking for patterns — not one-off edge cases.)Context: I work with international tenants, so many “usual suspects” are familiar to me already (e.g., rent laws/increases, insurance timelines, availability of licensed contructors/handyman´s, inspection protocols, and utilities/services like landscaping or pool).Because practices differ by country, I’m keen to understand the American owner/tenant perspective specifically — not from a place of not knowing, but to prepare well and align my processes with what US owners actually value. If you’re in Central Texas, even better, but any US experience helps.

Drago Stanimirovic Which Builds Wealth Faster: Flipping or DSCR Rentals?
9 September 2025 | 13 replies
From my seat as a lender, I see the same pattern: flips create quick liquidity but are hard to repeat when inventory tightens; DSCR rentals scale because the financing is driven by the asset’s income, not W-2s.What’s worked best for many of my clients is a hybrid: flip for chunks of cash, then redeploy into DSCR holds for compounding cash flow, depreciation, and long-term upside.
