The is a work at home scam where they say you can work and make a income wholesaling. 

In Washington even if you recorded the deed, the seller can claim he was scammed and the attorney will present such a claim to the court.

This is 100% a scam.

Be careful of the brokers on here, Whole life has always been a scam and you will never find someone who cares more about your money than you do.

Sub2 is more complicated and much higher risk than seller financing, but still doesn't require $15k in "training" when the info on it is available for free and like the OP said, most of the trainings are scams. 

But at the same time, not every creative structure is a scam.
