If someone is just getting started in fix-and-flip, what’s your best advice for securing their first funding source?

I have funded plenty of rehab properties without smoke inspections and without title V, however, so clearly that is possible. 

For those actively doing fix & flips — how fast are you closing on funding these days?

They find a great deal but lose time because their funding wasn't lined up properly.
