Leverage, FICO, income vs no income, more documentation vs less documentation, appraised value, duration of loan, etc. are all risk factors that banks consider when making the decision to issue a mortgage. 

However, you should follow your state’s specific landlord-tenant laws regarding abandoned personal property to avoid any liability.In most states, you cannot immediately dispose of or take ownership of the tenant’s belongings.
