I own 4 very high rated 5 star Airbnbs and have consulted with lots of clients and friends over the years to help them set up and maintain a successful Airbnb.

STR will cash flow 15 or 30 yr. 15 yr Rates at 5.9 vs 30 yr say 6.8.  

The best advice I could give you would be look at all the other four bedrooms available for rent, looking broadly at the entire west end, and see how they compare in their photos to your property.

The numbers worked in my favor as the builder bought the interest rate down to 2.99, 3.99, and 4.99 respectively.

It is by far one of the best ways to start building wealth for as little down as possible, if you can make it work financially to hang onto your current home, rent it out, and move into a 2-4 family multi unit, that to me gets you into a great position for long term wealth building.  

The best place to always buy real estate is in places where it has always been great to buy real estate for the last 20-30 years: Places with the best rated schools.

Yeah, I'm going to say that's not going to have an affect on STR rates in Miami.
