It's worth mentioning for other readers that, while it doesn't hurt, it's not necessary to be a resident or to own a Mexican corporation to buy real estate in Mexico and any non-resident can own a Mexican corporation anyway.To answer your question, depending on your strategy, you have various options, depending on your objectives:* Other beach resort towns whether in Q Roo, Baja California Sur, Puerto Vallarta - Riviera Nayarit, Mazatlan or the Oaxaca Coastline.* Inland cities like Mexico City (the capital), Guadalajara and Monterrey (the 2nd and 3rd cities who are benefiting from the onshoring/reshoring/nearshoring boom and the rise of the middle classes), San Miguel de Allende or Merida.Hope this helps otherwise feel free to reach out.

This is also a bit of a destination, as it is right on the WA coastline, so Airbnb has potential.All in all, I'm confident that I can increase my net to 92k annually, and after expenses and debt service (partial commercial, partial seller carry), this puts me at ~$2,500 a month cash flow.

The area is in the downtown of the town that I grew up in( so very familiar with the demographics and historical rents etc. ) and have noticed it trending up for the last decade or so due to nightlife, low crime and decent schools, major train station in town, and the coast line with beaches .The house  has two units which are currently yielding 1600 and 1500.

Im just used to the area, however I was heavily considering Virginia because of how cheap it was to live on the coastline  (comparative to MA) I could buy significantly more there, however I would have to start over with looking for a new job and all that headache over again.

Just make sure that if you look at anything built before the Hurricane that you do your due diligence well, like any other place in need some contractors came in a did piss poor jobs on the homes an ran.I have a cop buddy down there too that bought a new home after the Hurricane I want to say he payed in the 120's range or so, nice little place i believe it was a 2/2 I would have to ask, it was in Gulfport.I did see a few weeks ago an REO property just north of the coast line in Gulfport that was a new subdivision development for sale, it has something like 70 plots laid out if I can remember correctly, the website pictures showed minimal readiness and I don't think utilities had been run yet, but I remember seeing the letters from utility companies and the State Dept of Agriculture about the land.

The coastline will always bring a price premium, but numbers just don't pencil like they do in parts of Riverside county... where prices are closer to "bottom" anyway.
