The shortest version is most of those guys are trying to get land at 1/5 of the retail value, close on it with their own or someone else's money, and then put on the MLS for 2/3 or so of the retail value so that is sells quick (assigning a contract can be difficult, because for many pieces of land, finding a buyer is hard without putting it on the market).

Also, the leads come from up to 10 different states, and my only area of expertise is Atlanta and Memphis, so I found it difficult to convert many of the leads.Take this with a grain of salt though, as the service may work for you even though it hasn't worked all that well for me!

If the tenant decides to be difficult, this could take literally years before they get out.Here is a potential strategy (I have not used it yet):Make the purchase contingent on the tenant moving out prior to the close of escrow.
