You’re asking the right questions and doing the groundwork most skip.Yes, it's a tougher market right now, but deals still exist, especially in cash-flow-friendly, landlord-friendly states that have turnkey rental opportunities like Alabama, Missouri, Indiana, South Carolina and others in the Midwest and Southeast.You’re not overanalyzing, just be careful not to get stuck in “analysis paralysis.”

Not enough just to make a declaration "ground work I would venture to say is already laid" and let the bad guys win.THAT is not the way I roll or an honorable person proceeds through life! 

Because it's  2 hours away, I can't "drive for dollars" or put in much "boots on the ground" work, but am interested in finding a good deal, and would love to hear if anyone has any advice for off-market searching in Rutland, or knows a wholesaler there.
