I know the Appfolio sales team, as well as Juniper Square, and all the other investor portals try to talk up how they are a CRM, but they simply are not.Salesforce is your most powerful CRM, and likely overkill for 99% of situationsHubspot is a great option, and depending on contact list size is fairly affordableGoHighLevel is another one that is becoming more popular, but I have never used directly. There are a ton out there, and I am biased to Hubspot, because it is the one IĀ have the most experience with, but the general contact record tracking, customization, ability to build dashboards, etc are all great in Hubspot and adequate to track contacts that may fall into various buckets: i.e. you can build your broker lists, your investor lists, your tenant lists, track your calls to each, setup up custom email campaigns for each separately, etc.

Quote from @James McGovern: I wish there were bots that could reach out to those in foreclosure and determine the conditions of a propertyĀ Totally agree ā that would be a game-changer.A bot that could proactively reach out to owners in pre-foreclosure or distress, ask about the condition of the property, motivation to sell, or even financing status⦠thatās next level. There are some tools doing skip tracing + mass texting, but itās often spammy and low-converting.What Iām working on now is more of a smart inbound filter ā but what youāre describing opens up really powerful outbound use cases too. Thanks for the comment ā seriously got me thinking š¤Ā

If youāre comfortably managing payments and thereās still room to take on another property using the right financing structure, it may be more powerful to use your capital to acquire income-producing assets instead of sinking it into low-interest debt. That said, it always comes down to your personal risk tolerance and how much flexibility you want in your finances.Youāve already done something most people never will - you took action and closed on your first deal.
