The "leverage as much as you can" ideology rubs a lot of people the wrong way, but there's some validity behind that fear. 

Don’t fault him too hard because by and Large His response is very typical of most people who share his ideology of getting paid as an employee .his thoughts on investing in real estate are solely based in fear because he is not educated on the subject and Fear comes from the unknown .

From a tax perspective there's no advantage.I'm not an attorney, so I can't speak to the legal side.I think the K.I.S.S. ideology goes a long way with beginner rental property entity structuring.For example: if I was just starting out and buying properties in the Indianapolis metro, I'd form an Indiana LLC to buy up the properties and call it a day. 

Aside from the differences in ideology, I find the discussions stem in part from the underlying premises and the syntax used.Basically if money should return at least 10% on average, the leverage camp [which I'd consider myself] more or less views a return below that baseline as effectively "negative CF".

I don't know the ideology of the Gates' or the others mentioned but I do know the ideology and behavior pattern of capital socialists.
